If you are listing a house in the spring market it maybe time to get a appraisal.  The market has been changing and the sales volume is low. To accurately market a home that may not look like any recent comparables it may be necessary to use older sales and incorporate current pending and active listings.  When you use this information the correct time adjustments should be used as well as a list price to sale price ratio. Declining Markets?

 

For the past 6 months each appraisal that leaves the office includes a new graph indicating if there is a Flat, Declining, or Increase in neighborhood values.

This graph assists the reader to understand what has happened over the past 12 months in the subject neighborhood. If there are declining values a search back two to four years is made to better understand when the declines started and by how much.

We are also including Absorption rates in the body of the appraisal. When values were increasing and inventory was in short supply it was easy to check a box on the appraisal report. Now in is important to find out how long it will take to sell the entire inventory if no new homes were actively listed.

These are some of the key indicators appraisal reports should include to accurately define the current market conditions.

News of the Day Interest rates are coming down.

 

The real estate market has declined in some areas. Some areas are not affected as much. If you have clients that are considering Listing their home you may need an appraisal to provide an UNBIASED opinion of the current market.

If you have clients that are on the fence about purchasing a home.  Having an appraisal completed on a home they are considering may help them make an informed decision and save them Money.

The holiday season is bustling with anticipation as the cold weather invites us indoors for warmth.  January-March are very busy times for homeowners to prepare to sell their homes.  In order to prep their houses, they may want to paint, haul away post holiday clutter, and repair any little odds and ends to put their homes on the market in the spring.  This prep work will result in a higher sale price with a shorter market time.

With the Spring in Full swing and Open houses getting the potential buyers out and about its time for those buyers to know what they can really afford.

The underwriters guidelines have tightened, the sub-prime scare in the media, Some people looking for homes may not know what they can really afford.  Most Realtors know they need to get potential buyer pre - qualified. Do the potential buyer really know the different options that are available to them with regard to their CREDIT SCORE.

During the refinance boom I have done business with many lenders. It is important for a Finance Professional to in fact be professional and walk the buyers through the process. That is what they are paid for.

For a quick list of Professionals I would recommend on past experience call or email my office for an unbiased list of Mortgage Brokers that will have your buyers feel comfortable and well informed about the money they need to borrow.

The beginning of Spring is around the corner. Is your home priced properly? 

If your home is listed and you are not seeing activity. You need to review the asking price.  A short form appraisal can properly align your home for a quicker sale.  Call if you would like a fee quote. Remember only a Licensed Appraiser is able to give an unbiased Opinion of Market Value.
